PG County Pathway to Purchase program

The PG County Pathway to Purchase program is a down payment assistance program that can provide up to $25,000 to help first-time homebuyers purchase a home in Prince George's County, Maryland. The program can be combined with the benefits of a Maryland Mortgage Program (MMP) mortgage. To be eligible for the program, borrowers must meet the following criteria:

  • Be a first-time homebuyer
  • Have a household income that does not exceed 80% of the area median income
  • Make a minimum down payment of 3% of the purchase price
  • Complete a homebuyer education course

Federal Housing Administration (FHA) 3.5% Loan

This loan option has a minimum eligible credit score of 580 and does not require a down payment of more than 3.5%. The maximum loan amount is $970,800. Contact us for more details and program updates.

Federal Home Loan Bank Affordable Housing Program

This program provides eligible homebuyers in the District, Maryland and Virginia with a down-payment assistance grant of up to $10,000. Approved lenders must be FDIC insured banking institutions. Contact us for more details and program updates.

City of Takoma Park's Down Payment Assistance Program

This program provides $10,000 for down-payment assistance for income-eligible, first-time homebuyers who must complete a homebuyer education course and have the home pass a certified inspection. The home must also be located in Takoma Park.  Contact us for more details and program updates.

Gaithersburg Homebuyer Assistance Loan Program (GHALP)

This program offers first-time homebuyers purchasing in the Gaithersburg city limits a down-payment assistance (DPA) loan of up to $25,000, which can be used toward closing costs. The minimum credit score is 620 and income restrictions apply. The assistance will come in the form of a 0% deferred interest loan. The loan process must be completed by an approved lender. D.C. Open Doors with Down Payment Assistance

This program offers deferred interest, repayable loans that cover minimum down payment requirements and first trust mortgages when buying a home in the District. Qualified first-time and repeat homebuyers are eligible. Contact us for more details and program updates.

Employer-Assisted Housing Program (EAHP)

This program offers eligible District government employees a deferred, 0% interest loan up to $20,000 and a matching funds grant for down payment and closing costs to purchase their first single-family home, condominium or cooperative unit in the District. There is no income cap for applicants or a cash contribution requirement. The maximum purchase price of a property under EAHP is $765,600. Home Possible

This mortgage program is aimed at lower-income buyers, with a qualifying income limited to 80% of the area median income. The down-payment requirement is as little as 3%, and mortgage insurance is lower than with other programs. Boarder income can also be used to qualify for this loan. HomeOne

This mortgage program for first-time homebuyers does not include an income cap or require the home to be in a certain geographic location. First-time homebuyers are required to take a homebuying class, and standard mortgage insurance is required. Contact us for more details and program updates.

HomeReady

This mortgage program is similar to Home Possible, with a down payment as low as 3%. Income limits do apply and the home must be located in a certain county. Boarder income can also be applied on this loan. Contact us for more details and program updates.

Greenbelt Home Advantage

A grant of $15,000 for down payment and/or closing costs assistance for first-time homebuyers in the City of Greenbelt, Maryland (zip code 20770). The grant is available to current renters in the city who are purchasing a home in the city. To be eligible, homebuyers must complete a homebuyer education course and meet certain income and credit score requirements. The grant can be used with any eligible mortgage loan, including FHA, VA, USDA, Fannie Mae, or Freddie Mac loans. The program is funded by the American Rescue Plan Act of 2021. The deadline to apply for the grant is March 31, 2024.
